Opportunity: 4361 Badgeley, Northside

This one’s in my backyard, so I absolutely love the location. BUT it’s not an easy site to work on. It is over an acre across 4 parcels.

But they’re separated by a paper street, and doesn’t directly connect to the existing street. The skinny parcel is near the end of Badgeley (by the trail entrance), but the bulk of the land is uphill and behind the dedicated hillside open space.

I don’t inherently think this is bad, it’s just an expensive place to build. Will require an access road, plus utilities (probably sewer, water, and electric all the way down to Virginia).

It’s zoned SF-2-T, so it could be a collection of 3-unit buildings with little or no parking, if you wanted to lean on the new Connected Communities overlay options to build some density. But that might be a tough sell for renters this far from Hamilton and the Northside Transit Center. But it would be difficult to use for anything other than housing, and without intensive geotech, might just need to be limted to a small building or 3.

The Land Bank has some parcels nearby, but not immediately adjacent. It might be worth assembling something if you could work with the owners in between and working on a super cool multi-family collection on the hill. That would justify the big initial infrastructure expense.

Or, the more likely option is someone really wants to splurge on something truly unique in one of the coolest neighborhoods in town. A cabin in the woods, but close to everything awesome? That’s one of my favorite things!
