The Children’s Home of Cincinnati (formerly the Lakewood Baptist Church) is parceling out the north half of their property on Westwood Northern Blvd. 4.95 acres of wooded hillside and a huge urban lake. This one would be a super fun spot to build an eco home or compound on.

Officially it’s in Green Township (Hamilton County), and Delhi is just past the east property line. Zoned C-single family, which does mean it could get subdivided into smaller lots, but I’m not sure I’d recommend that, since it’s nice that the entire parcel as drawn includes the entire lake. You could get a home, parking, and a whole trail to loop the lake from your porch. The lake itself is about 1 acre of water cover, leaving a little under 3 acres of land on the property.

The ideal house location would be the flatter area accessed from Amylynn Dr. on the east. There’s about 3/4 of an acre on the northeast triangle that will still require clearing and site prep, but is flat enough not to be a big headache with some good planning. I haven’t looked into it, but I assume that utilities can be pulled from that direction as well. The west approach from Simca Ln actually crosses onto the parcel, but that hillside drops down to the lake rather steeply. It’s buildable with some complicated foundations, but not impossible.

I don’t believe Green Township has any tax benefits for building. The City of Cincinnati and a few other municipalities provide a tax abatement for achieving LEED certification and other sustainability measures. But for the price, this interesting and buildable property is close enough to the city to be a very feasible project to tackle together.
