I’m all about the weird spots to build that can contribute (and benefit) from urban density. This big lot in Mt Auburn is tucked away from the traffic, down the hill from Christ Hospital and nestled on a quiet street next to Inwood Park. This spot wouldn’t be about the view (like other Mt Auburn streets), it would be about having access to EVERYTHING in minutes, but still feel like a secluded little residential street.

Officially on 3 lots, but could be built up as 1 parcel. 100′ deep and relatively flat is an amazing extra for this neighborhood. I love that extra space on the east side that could really provide a unique design opportunity, too.

The RMX zoning on these lot sizes, combined with the Connected Communities Transit Corridor means this could easily be three 3-unit buildings without even worrying about off-street parking.
For more conservative developers, this could be two buildings with a shared parking lot (thanks to the flat grade).
Or if someone really wants, it could easily be small intensity development, too: one or two single family homes, or a duplex/ADU for an owner/rental income configuration.

Fantastic spot for urban development!
