Contrary to the listing, locals know this isn’t Clifton. But it’s a super interesting spot in CUF. Behind the bustle of the University of Cincinnati and some student housing lies some neat hillside housing. This street is a good exampe of a bizarre Cincinnati urbanism enigma: it’s a street of nicely maintained, small, dense single family homes that provide a personal neighborhood vibe right in the middle of everything. Similar to my Walnut Hills lot posts, this site could be a dream spot for someone looking to build in the city, be connected and close, but also nestled into it’s own little personal nature scape.

It’s a big lot, but not competely useful – situated at the top of a tremendous south-facing slope. So anything built would need to be right up against the wonderfully quiet (slow!) street. Any views out the back of the home would be INCREDIBLE – down the hill across the highway, across the west end basin, across the river?


Zoned SF-4-T means it could be a 3-unit building by right thanks to the Connected Communities expansion, and can ignore any parking minimum requirements. This specific spot isn’t exactly pedestrian and transit friendly. But it’s so central that it would be an opportunity to live a car-light lifestyle. Or easily build a primary unit and then a couple of attached rental units for UC students that don’t mind the bike ride or 15 minute hike up the hill. I love the idea that this could feel like a semi-remote hillside retreat. Energy efficient. Sustainable and car-light, because it’s still right in the middle of the city. Would be easy to be net-zero with some south-facing solar panels up above that incredible hill.
I am confused by the two streets that loop around and change name right in front of this parcel (Maisel Dr from the west and Duke St from the east). But that’s part of the charm.
